Andhra Pradesh Government Issues Guidelines on Unauthorized Constructions

Amaravati: The Andhra Pradesh government has issued new guidelines to regulate unauthorized and illegal constructions. Municipal Administration Principal Secretary Suresh Kumar released the orders on Thursday, following recent Supreme Court directives to all states.
As per the new guidelines, building owners must provide an undertaking regarding occupancy certificates, and entry into buildings will be allowed only after obtaining the certificate. Authorities have been instructed to ensure approved plans are displayed at construction sites until completion and conduct regular inspections to verify compliance.
Occupancy certificates will not be issued for buildings with deviations until necessary corrections are made. Strict action will be taken against officials approving certificates for non-compliant constructions. Essential utilities such as drinking water, drainage, and electricity connections will be provided only after verifying the residential fitness certificate. Additionally, trade and business licenses will not be granted for unauthorized buildings.
The government has also directed that all constructions adhere strictly to zonal plans. Banks have been instructed to approve loans for buildings only after verifying their residential fitness certification.
